Field landmen working the families — lease negotiation, top leasing, extensions, ratifications, right-of-way, surface use, seismic permits, and damages settlements. Under your form, your bonus authority, and your timeline.
Lease acquisition is the heart of the land business. We run lease campaigns end-to-end — mineral take-off, owner contact, negotiation, document preparation, signing, bonus payment, and recording — with the curative cleanup that holds title together at the signing table.
Your form, your bonus model, your bonus authority. We work under your standards, not ours.
Experienced field landmen with deep county relationships and Remote Online Notary support.
Affidavits, stipulations, and corrective instruments executed at the same kitchen-table sit-down.
Full-cycle lease acquisition for operators acquiring acreage from mineral owners. We negotiate and acquire under your producer’s 88 form, your custom form, or any AAPL or industry-standard oil and gas lease form.
Mineral take-off and target list preparation · Owner contact via mail, phone, and in-person visits · Bonus and royalty negotiation under your authority matrix · Lease drafting from your approved form library · Kitchen-table signings with Remote Online Notary support · Bonus payment processing via check, wire, or escrow · Recording at the county clerk’s office with verified return · Lease loading into iLandMan, Quorum Land, or P2 Tobin Land
Top leases secure your interest in acreage already under an existing lease that may expire at the end of its primary term. We design and execute top leasing campaigns timed against the underlying lease’s expiration.
Expiration calendar analysis against the underlying lease’s primary term · Top lease form drafting with effective date contingencies · Owner outreach scheduled to align with the expiration window · Existing-lease release tracking and follow-up · Defensive top leasing in competitive plays
When your existing lease’s primary term is approaching expiration and you need more time to drill, we negotiate and execute lease extensions and renewals under standard or custom forms.
2-year, 3-year, and 5-year extension campaigns · Paid-up extension agreements with bonus negotiations · Option-to-extend exercises under existing lease provisions · Lease amendment and extension combo instruments · Mass-extension programs across multi-tract leases
Ratifications confirm the validity of an existing lease against a newly identified interest or heir. Amendments modify existing lease terms by agreement of the parties. Both are workhorses of the curative and leasehold-cleanup workflow.
Pooling ratifications under Texas Property Code · NPRI and ORRI ratifications for non-participating royalty interests · Lease ratifications by newly identified heirs and devisees · Lease amendments for depth, vertical, and lateral severance · Pugh clause amendments and continuous-operations language · Force majeure, savings clause, and shut-in royalty amendments
Right-of-way landmen for pipeline routing, gathering systems, transmission lines, water lines, and utility easements. We work the route, contact the landowners, negotiate the easement terms, and execute the instruments.
Pipeline ROW for crude oil, natural gas, NGL, and produced water · Gathering system easements with multi-line and multi-product provisions · Electric transmission and distribution ROW · Water supply line and saltwater disposal line ROW · Survey access agreements and temporary work-space easements · Compressor station and metering station site control · Route revision and re-routing during construction
Surface use agreements govern the operator’s access to the surface estate when minerals are severed from the surface. We negotiate the SUA, the access road rights, the drillsite pad, the tank battery location, and the surface damages payments.
Drillsite pad SUA negotiation with surface owner · Access road easements and gate / cattle-guard provisions · Tank battery, separator, and production facility siting · Surface damages schedules and pre-construction surveys · Water well, fence, and improvement protection language · Reclamation and post-production restoration covenants
2D and 3D seismic acquisition requires landowner permission across hundreds or thousands of tracts. We run the permitting campaign — identifying owners, negotiating per-acre or per-tract permits, and documenting the consent through the shoot.
2D and 3D seismic permit campaigns · Per-acre, per-tract, and flat-rate permit fee structures · Tier-1 (drilling) and tier-2 (vibroseis) permits · Surface damage indemnification language · Multi-state seismic permitting (TX, LA, OK, NM, NM, AR)
When operations cause damage — or when a landowner alleges damage — we negotiate the settlement and document the release. Pre-construction damages, ongoing operations damages, reclamation shortfalls, and incidental damages all flow through the same workflow.
Pre-drilling surface inspections and baseline photographs · Damages calculations using AAPL and industry-standard schedules · Crop, timber, fence, and improvement damages settlements · Cattle and livestock loss settlements · Water well and water quality damages · Release agreements with covenant-not-to-sue language
Most production units in Texas are created by pooling mineral leases together. We secure the consents, ratifications, and pooling designations needed to declare a unit valid against every interest in the spacing.
Pooling consent letters and pooling amendment instruments · Pooling ratifications by NPRI, ORRI, and unleased mineral owners · Pooling designations and amended pooling designations · Texas RRC pooling unit filings and unit reporting · Compulsory pooling proceedings in jurisdictions where available
For mineral and royalty buyers — not just operators — we run lease-purchase and mineral-purchase campaigns to acquire fee mineral interests, royalty interests, and overriding royalty interests at the negotiating table.
Fee mineral interest acquisitions · Royalty interest (RI) acquisitions · Overriding royalty interest (ORRI) acquisitions · Working interest acquisitions in non-operated positions · Mineral and royalty deed drafting and execution · Closing coordination through title escrow
A typical lease campaign starts with a defined target area — an AMI, a section, a multi-section block, or an entire play position. From the operator’s target list and current title work, we build a take-off ownership report identifying every owner to be contacted. Field landmen are deployed to the county, with owner-by-owner approach notes, address research, and the lease packet ready to execute. Leases are signed at the owner’s kitchen table or via Remote Online Notary, bonus is paid on execution, and the recorded lease comes back to the operator’s system within days of signing. Weekly status reports track leases offered, signed, recorded, and in suspense — with acreage and bonus reporting against the campaign budget.
